So what are the basics of running a title search on real estate? This is Dave at TitleSearch.com. Certified title abstractors. A title search is a process of reviewing historical records on a property to put together what the current status is of a piece of real estate. For example, a property may have judgments, liens, mortgages against it and have a certain owner that specified on a particular deed. But the deed itself does not give the full picture of that property. It's just a recording of one event in that property's history of when a property was transferred from one party to another. In fact, there may be many deeds in the history of a property going back 10, 15, 20, 30 years. You might find 5 or 10 or 15 different deeds of transfer in that chain of title. Pulling one particular deed is only going to show you what happened on one day in one time in the history of that property. In fact, the deed will have a date and time on it for when that event occurred. Ten minutes after that event occurred, another deed may have been recorded to transfer to another. So looking at one deed is not enough to give you a full title picture. The same holds true with liens, mortgages, judgments, assignments. So the process of a title search is looking at that whole collection of documents in review to see what current status is and which document has been overwritten by another. So running a title search is more than pulling one record or one piece of data. It's a project of reviewing multiple documents and multiple records to see what the current status is.
