Economy Current Owner Search

Our cheapest current owner search. The Economy current owner search and resulting abstract provides property information, current owner names, current deed info, and lists all open (unsatisfied) encumbrances; mortgages, judgments, liens, etc. The Economy title report includes a scanned copy of the current deed.

Expanded Current Owner Search

A step up from Economy current owner search, our Expanded search provides the same abstract as our economy search, with a copy of the current deed, and also includes pertinent page copies of all other encumbrances listed in the abstract (mortgages, liens, judgments, etc).

Chain of Title Searches

The chain of title search will abstract all deeds (recorded property transfers) back to a set period of time on a property; typically 50 years or to 1940, although we accept custom date requests. As a homeowner, this is useful for historical purposes. How far back do you go? It's entirely up to you.

Easement Searches

Searches a property for any easements and rights of way that have been established on the property. This search will require you pick a time-period for us to search back; 20, 30, or 50 years.

Mineral Rights Searches

Searches a property for any oil, gas, and other sub-surface mineral rights that have been separated from property ownership. This search will require you pick a time-period for us to search back; 20, 30, or 50 years.

Judgment & Lien Searches

We can search for any unsatisfied judgments & liens on a specific address, or we can search a person's name over a set period of time. You'll need to contact us to proceed.

Mortgage Assignment Chain Search

We'll research a specific property for any open (unsatisfied) mortgages on the current owner, along with all mortgage assignments (ownership transfers between financial institutions) that may exist for any open mortgages. The report includes pertinent page copies of all other open mortgages and assignments listed in the abstract.
This title report useful if you've had issues with a change in mortgage servicers over your time of ownership, and are seeking a complete chain of transfers, including names, dates, amounts, etc.

An HOA title search is a crucial step when purchasing property within a homeowners association. It helps you uncover any financial obligations, legal issues, or restrictions tied to the property or HOA. You'll need to contact us to proceed.

We'll retrieve, from official public records, a non-certified copy of the most recent deed record on your residential property.

Expanded Current Owner Search

The Expanded current owner search abstracts property information, current owner names, current deed, and researches for all open (unsatisfied) encumbrances; mortgages, judgments, liens. It includes a copy of the current deed, along with pertinent page copies of all encumbrances listed in the abstract (mortgages, liens, judgments, etc).
This is our most commonly used residential property report for real estate investors. It's often purchased by pre-foreclosure investors and hard money lenders. There's a residential and commercial search variant available for this title search type.

Two-Owner Searches

Our two owner searches provide the same research as the above current search, but researches further back... to the prior owner (current owner + prior owner). A common usage for this report is for property post-foreclosure; bank owned. You'll want your title search look back for encumbrances and other potential clouds on title due to the prior owner foreclosed upon rather than just the current owner (financial institution).
The residential variant includes a copy of the current deed, along with pertinent page copies of all encumbrances listed in the abstract (mortgages, liens, judgments, etc). Whereas the commercial variant provides the same, but includes full copies of encumbrances, in which the purchaser is responsible for all copy fees incurred.

This is our most commonly used title search product by insurance agencies; prior to distribution of claims. It comes in both residential and commercial zoning variants.

UCC Searches

We'll search on an individual or business entity name in both county and state records for any open, officially filed/recorded UCCs. You'll need to contact us to proceed.

HOA Searches

It includes a copy of the current deed, along with pertinent page copies of all encumbrances listed in the abstract (mortgages, liens, judgments, etc).The title search comes in both residential and commercial zoning variants.
Note: While this is one of our more popular title search products ordered by government agencies, open encumbrances/copies alone may be insufficient for certain legal or research requirements. You'll need to opt instead for our Complete Current Owner Search (open and closed encumbrance search with copies) variant below.

Complete Current Owner Searches

The Complete current owner search provides property information, taxes, current owner names, current deed, and searches for all open and closed (satisfied and unsatisfied) encumbrances for the current property owner; mortgages, judgments, liens, etc. The title abstract includes a copy of the current deed, along with full page copies of all encumbrances listed in the abstract.The title search comes in both residential and commercial zoning variants.
Note: Your requirements may dictate a dated full search, meaning you need a search back 30 to 40 years. See our full searches further below for more information.

Two-Owner Searches

Our two owner searches provide the same research as the above Expanded current owner search, but researches further back... to the prior owner (current owner + prior owner). We'll research back for open encumbrances and other potential clouds on title due to the current owner, as well as the prior owner.

Full Searches

A full title search provides property information, taxes, current owner names, all recorded deeds (property transfers; a deed chain), and searches for encumbrances; mortgages, judgments, liens, leases, easements, etc. Searches on encumbrances can be either for open (satisfied) or open and closed (satisfied and unsatisfied).
The title report includes copies of all deeds listed in the deed chain. And again, depending on your needs, includes either pertinent or full page copies of all ecumbrances listed in the abstract. The title search comes in both residential and commercial zoning variants.

Per Fannie Mae, "foreclosure-related title costs must be kept at a minimum and in compliance with Fannie Mae maximum allowable title costs."
Maximum foreclosure title research-related costs are as stated:

  • an initial two-owner title report dating back to the deed prior to the mortgagor's; an uninsured title search without charges for insurance or guarantees.
  • up to 3 title updates to the initial two-owner title search required and necessary to complete the foreclosure sale.
  • a summary and complete copies of all abstracted documents.
