When choosing a property title report, it's important to understand whether you will be responsible for copy fees, what pertinent pages vs full pages is, and what open documents vs closed documents is. Copies, Document Types & Zoning
Document Copies Notice
Document copies (scanned pages of deeds, mortgages, liens, etc) provided in a completed property report will vary based on the type of property report purchased.
- Some reports DO NOT include any copies; just an abstract of data from the documents.
- Other reports will include pertinent pages, priced into the listed price of the report (click here to watch a video about pertinent pages vs full copies).
- And for some reports we will include copies, but the cost of those copies will be charged separately from the report.
Where stated "+ copy fees" means we will include copies, but all copy costs charged to us by the records' office to obtain those page scans will be billed to you. We will charge your credit card separately for the copy fees -after retrieving all copies and prior to delivery of the report to you.
We DO NOT markup copy fees. Copy fees can range from county to county, provider to provider, but as a very general rule run $5 for the first page, and $1 for each additional page.
When requesting pertinent page copies or full copies for open, or more-so, open and closed documents, be aware that complex or far-dated searches can lead to a tremendous amount of copy costs. One full mortgage document alone can be 50-100 pages long.
Copy Types & Document Categories
There are 2 types of copies we can retrieve.
- Pertinent Pages: We will only scan pages that contain the important (pertinent) information of a document; names, dates, amounts, etc. This reduces copy costs charged by public records offices.
- Full Pages: We will scan all pages of the entire recorded document, regardless of page length or cost.
And there are 2 categories of documents we can abstract and retain copies for:
- Open: When purchasing an abstract, in most cases clients will only care about what is currently applicable to the property, such as the current deed(s) and any items that currently encumber the property; mortgages or deeds of trust, liens, judgments, etc.
- Closed: There are cases where clients need a search and copies of documents that are both open (currently applicable, unsatisfied) and closed (items that no longer encumber or affect the property, satisfied), such as a deed from a prior owner, satisfied mortgages, released liens, etc.
Zoning and Costs
In regards to title research, real estate will fall into 2 zoning types.
- Residential: A home or residential unit like a condo, timeshare, etc.
- Commercial: A commercial building or multi-unit complex, like an apartment.
As a general rule, multi-unit complexes of 4 or less units we will attempt to treat as a residential property. Please inquire with us first.
The main reason title search companies will make a distinction between residential and commercial property is due to the complex ownership structures and recorded history of commercial properties.
Current Owner Searches
Summary
A current owner search identifies the current owner(s) of a property, property tax status, and encumbrances against the property; mortgages, liens, judgments, etc. All current owner searches offered below provide the same search and title abstract — they vary only in the additional document copies provided and the property zoning type.
Average completion time for a current owner search and title report is 3–5 business days, but will vary depending on county records access and abstract complexity.
We also provide Update Title Search services for prior current owner searches completed by us within the last year (365 days): $75.00 for residential updates and $125.00 for commercial updates.

Two Owner Searches
Summary
A two owner search identifies the current and prior owner(s) of a property, property tax status, and encumbrances against the property; mortgages, liens, judgments, etc. The two-owner searches offered below provide the same extensive search and title abstract — they vary only in the property zoning type and the additional document copies provided in the report.
Average completion time for a two-owner search and title report is 4–6 business days, but will vary depending on county records access and abstract complexity.
We also provide Update Title Search services for prior 2-owner searches completed by us within the last year (365 days): $125.00 for residential updates and $175.00 for commercial updates.

Summary
A chain of title search searches a specific property back for a period of time (50 years, to 1940, or a custom requested period), finding all property transfers within that period. The abstract will then report the findings in chronological order, providing a deed chain.
Average completion time for a chain of title search and title report is 5–7 business days, but will vary depending on county records access and abstract complexity.

The abstract will then report the findings in chronological order by document type; deeds, mortgages, liens, leases, etc.

- UCC Search: researches an individual or business entity name in both county and state records for any open, officially filed/recorded UCCs.
- HOA Search: researches a Homeowners Association (HOA), Condominium Owners Association (COA), or Property Owners Association (POA) by name for current deeds, open mortgages, unsatisfied involuntary liens, & open UCCs.

- Mortgage Assignment Chain: researches a specific property parcel for any open (unsatisfied) mortgages, along with all assignments (ownership transfers between financial institutions) that may exist for those open mortgages.
